Investment Info:

Single-family residence fix & flip investment in Woodstock.

Purchase price: $106,000

We rehabbed this property over a long 6 month process. We were newbies on this fix and flip and have learned to keep an eye on the contractor and fire if need be.

What made you interested in investing in this type of deal?

We have always wanted to venture more into real estate investment

How did you find this deal and how did you negotiate it?

Court House steps

How did you finance this deal?

Cash

How did you add value to the deal?

Complete rehab - new bathrooms, new roof, new electrical and plumbing, new kitchen, opened up the space, landscaped, etc.

What was the outcome?

Gorgeous open concept cottage in a great location on the lake

Lessons learned? Challenges?

This took way too long and we missed the busy selling season on the lake. We are so frustrated with ourselves that we didn't push the contractor or keep a closer eye. Hard lesson learned.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yep! Myself. I love all aspects of real estate and have a personal love for investing.
