@Kevin HoodwinI would follow what you wrote and buy a performing note that has equity in property.Make sure you review pay history as I see a lot of deals where borrowers stopped paying for COVID and other factors and some sellers still call that performing...

I don't know how old you are but my advice would be to: Establish some income history, save up your money in a high yield savings account and NETWORK as much as you can in the meantime.
