Florida tax deeds (hillsborough county)

I’m hoping this is in the right section. I’m been sitting through the forums learning about tax deed sales in Florida

1) who can I call or what website can I go to find government liens and debts on a property? I called the clerks office and there systems are down. They didn’t confirm that they could help me but they didn’t deny it either just told me to call back tomorrow. (Which I will be)

2) if the clerks office is the right person to call will they be able to give me a complete history of government back debts or liens?

I know doing a lien search would be best but I’ve watched the auctions for a bit in my county and let’s say next auction there are 30 properties for sale. We’ll by the time the auction rolls around those numbers have dwindled to single digits. I feel doing a lien search on all of them would be a huge money sink?

When anyone who does a lot of tax deed purchases how do you do your due diligence on the property? So far I’ve found back taxes due on the property. I’m just looking into liens and the such.

@Mirza Hassan I used to sell and install the software that several Florida counties use to sell these taxdeeds so I am intimately familiar with the process. I also used to sell the recording software they used to record the liens and then for the public to search them. The clerks office will not do a property search for you. They may tell you how you can search for yourself they aren't going to do it for you. I know hoe to search for records recorded against a property but sometimes it can be challenging depending on what system the county uses. a $100 title search is the best money you could spend in these but I understand that doing that for all 30 properties is not realistic. I have a couple of suggestions. 1st learn to do the search yourself maybe pick a property do the search print out the stuff you find or make note then pay a title company to do it and compare results.  2nd pick the ones you like based on surface value then 3-4 days before the sale when the list is smaller pay a title company to do searches on your favorites. I like option 1 the best but it's up to you. All of these records are public records which means you should be able to search them online for free or at the clerks office for free. They will not do the searches for you it creates liability that they won't take on. If you call and say I am having a hard time finding my mortgage they might help with that but with what you are asking almost certainly not. If you have additional questions feel free to reach out.
