Nathan,Remember you are looking for loans on nvestment properties, this terminology is important because if you mention residential then you will speak with the wrong person.You want a commercial portfolio loan and can get it even tho your properties are less than the 5 unit requirement for commercial.Make sure your comps for arv are within .5 miles of subject, that they don't cross major roads/ highways, are like kind properties and have same number of units, beds, baths etc. and have sold in last 3-6 months.Make sure DCR in BP calculator at least 1.25.Good luck!

It's hard to know how good everyone is unless you run cross checks with another service, but assuming they get a lot of info from one of the major services.These guys have found evictions and credit issues with tenants so I've been pretty happy.I also like that I can report payment history for the tenants, both good and bad.

What you can do, is put what cash you have into the new property, and the lender will cross collateralize (put a lien on) the other two investment properties.

You can renew, but a judge can sniff out renewals that are really in the intent to renew indefinitely.It got this way in Texas because unscrupulous investors down by the border were taking these huge down payments and setting up terms that almost garaunteed fortiture of down payment money.
