financing a multifamily after rehab

I am trying to gather info in an area i am not familiar with. i am looking at a multifamily property, 3 buildings, 12 units, well below value even after rehab. my investor which is also a friend is a little cautious. my question is, after the property is bought cash, and rehabbed, and re-rented, how long of a rental history will any lenders want before refinancing, also at what lengths will they possibly finance. i have seen some posts about 20 yr with a 5 balloon, i am just wondering will any go to full term. He gets his $ from his dad, so the refi would be to repay the dad. any insight and info would be much appreciated.
