Property has been for sale for almost 7 years.Any constructive feedback is much appreciated so we can learn how to do this the right way from jump street.   

In general the fund constructs seem to fit better with the RIA regime and avoidance of BD registration.  

New construction costs 25k here for the entire house.

Each portion of the work scope should be broken down within the draws so that things are done in an orderly fashion, and you should only pay for work that is completed and has been verified in person by yourself or your trusted appointee (who should have construction experience and be independent of the contractor).  

Not sure how an architect career might be able to help you in real estate - does it help with construction knowledge at all?

We just completed a 20 unit new construction apartment project and are now seeking investors for a for sale product consisting of 8 townhomes.

For a little background I'm in Central Florida with a history in insurance and construction.

My uncle and grandfather have worked in construction for most of their lives and have rehabbed several houses for a flipper in their city, so they recently decided they wanted to buy a fixer upper themselves and then put in their own labor to get everything done.I decided to invest.

Regardless of what I had I felt more comfortable with the construction business.
