Financing Insights from Retiring Mortgage Guy

I have been a mortgage originator and survivor for 25 years. I am retiring in September while I am still sane. During my mortgage career, one of my lending niches was investment property financing, so I have a very good understanding of the guidelines. At one time, I also personally owned 5 rental properties. So I know real estate investing from both sides! I have decided that my focus on BiggerPockets will be to answer any financing questions my fellow members may have and from time to time throw out a little known guide that could help someone get a property financed. For myself, I am looking for properties to buy with cash and flip in my retirement. I am open to anyone's expertise in that area. First financing "did you know" question...you can buy single family investment property with 15% down.
