So thank you @Brandon Turner @Ben Leybovich @Michael Blank and others for your great insight.I did what I was told and established a relationship with a commercial broker who in turn sent me an off market listing that I believe is a great value add property.This is a 8 unit MFR in an "A CLASS" neighborhood located in Bklyn NY within 2-10min walking distance to any and all amenities, (Barclay's Center, Malls, Shopping center, Banks, Restaurants, Museum, Parks etc.)All 8 units are 4 rooms (2bedrooms) including 1 duplex apt..... 5 units are rent stabilized and 3 units are free market including Duplex, all of which are receiving way less than market rents.Typical Market rents for 2 bedrooms in this area are 3k+/mth, also the typical vacancy rates for this area are @ 2%-3.5% (Bklyn market analysis).

The liens may have been settled or may be settle by the personif they're amenable to helping you secure a clean title.Did you not check title prior to the purchase, or at the latest prior to investing in the rehab?

You are correct that in most cases, any commercial loan to a smaller/not established LLC is going to be personally guaranteed by you - that said, these still don't appear as residential mortgages on your credit report, so although you're guaranteeing the loan it won't appear as a mortgage (or any debt for that matter) on your credit report.

And no dont do pink tiles becasue that is what one person wants for their 7 year old daughter - that is too limiting.genrally people want clean and comfort and ease - so if one item is not going to look clean with usual wear get one that will (usually black shows the dirt, as does stainless) - an as has been said, the inexpensive touch ups like nice hardware, a better countertop finish that wears well are the things you will want - think back to your life as a renter to help.
