Wholetale vs flip?

When you are going to wholetale a home what work do you complete? Immediate cosmetics? Bad Ac Unit? Nothing?

The least amount possible to attract another buyer.  I mostly trim trees, mow yard and clean-up home.  Here is a pic of a home I acquired this year in which I cleaned up yard/home and immediately put it back on market.  Found a buyer in less than 5 days.  All in purchase price $61,850 (approx. $500 in rehab/soft cost), sold for $85K, actual profit $19K.  Closing to closing less than 45 days due to issues with title.
