Besides understanding the neighborhoods, take time to understand:1) Housing stock - you probably don't want to buy a Class A property in a Class C area, etc.2) Tenant Class - what type of tenant will the neighborhoods attract and what are the typical challenges of dealing with them?

For example, I just watched a horrid little house in a D-class location get 19 offers opening weekend when listed at 200% of what it would have sold at 6 months ago . . .

One wrong move you could be in the C and D class neighborhood.

We've worked hard to build a high energy environment where both new and experienced investors can come together to network, learn and become empowered.

I expect we'll see a rush of capital out of office and retail into the other commercial classes over the next few years. 

I obviously know enough to have passed the tests but I still feel clueless and unsure of my direction.I’d love to get in to property management eventually and plan on taking those classes soon but in the mean time I’m not sure.

Certain areas and investment classes also tend to have higher vacancy rates as well, these tend to be niche or isolated pockets.  

I think no matter the lending environment, you will always find someone who would rather deal with an individual rather than a bank.
