Initially i got 2 roommates, but i was unhappy with having 2 and to many times conflicts occurred, so i got rid of 1 and rented the 3rd room out for $800/month and because we were both into computer gaming we setup the 2nd room as a computer office.

I, too, know people unwilling to part with things and if that is the reason it's all there (as opposed to just lacking the strength/ability to do anything about it), I agree it's probably not a selling point.I also thought about perhaps dealing with a new owner but I have no clue how I would find out when that occurred or to whom it might go.Not sure I'll be able to "wander by" too often but it's worth thinking about.

In short, it's on the market for 45 days w/ 0 offers.Here is my conundrum ... should I drop the price, and assuming a sale occurs, take the cash (approx.150k) or BRRRR and make a few hundred bucks a month (+mortgage paydown) and just leave it forever.

1) your land seller will have to subordinate their loan to your bank’s construction loan....or get a loan big enough to pay off your seller. 2) some type of permits will be required....septic, infrastructure, etc 2) done zoning or land use change will likely need to occur, depending on the current used allowed there.
