This landlord/tenant scenario has crossed all sorts of lines and boundaries.

What sort of financing options do I have?

I don't see a restaurant/bar/coffee shop being opened up there.... has to be some sort of office, like a RE office, a law firm, or something of that nature, and limits its potential tenant pool....I really really like this one and see big potential in it....

I'm wondering if anyone has any experience in some sort of partnership arrangement where multiple partners have equity stakes in the deal, but only 1 person owns the property.For example, I'm thinking about buying a property to flip.

I mean if the inspector can inspect from the street & they have some sort of rock bottom rebuild amount they cover me for during that 30 day risk window until a more thorough inspection could be performed... maybe something like that. 

What sort of repairs/upgrades does the property currently need or will need in next 12-36 months?

It seems to add complication that I am not ready to sort through as of yet.  

 $60K sounds like a lot unless it is pretty new and on land of some sort and maybe a double wide home and not a single wide variety. 

So studying about all sorts of financial planning and investing would be wise.

To be as apples-apples as possible, what sort of rent roll would you get with existing housing for that investment size?
