I see some go it's just over the other street close by is a comp for ARV of 90k and base buying off of that.In these Urban cities it can go street by street and block by block between a great area,ok area,and a war zone.In a suburban to rural area many times the the property values are the same for the unit mix and the safety of the area is the same.Some people buy trash with cash but I don't like it.Too many things can go wrong.I like to stay patient and look for great deals in good areas.The number of beat up houses on the street is critical.What does the crime report show for that street versus violent and non-violent crimes?

I did try to come up with a business plan but the road block I ran into is that I wanted opinions on which real estate investment strategy would be the best use of my time and the resources I have available, hence the post.

Most of the due diligence can be done from your computer, however, you can come across a 3+2 1500 sq. ft. home on a street where all the other homes are the same, yet two blocks down, the homes can be quite different and two blocks up, different again.

I have a chain link fence, so I went out and purchased and placed Slats inside of the fence blocking view from the road. 15 days later I received another letter stating I did not comply with the first letter and that I had 10 more days to comply.
