As the biggest city in the Sunshine State, Jacksonville has an exceptionally diverse economy, driven partially by the way that it is home to the second biggest port on the East Coast.

I can't recommend anyone specific in that area, but the biggest advice I always give to investors is to interview property managers and make sure you hire one who actively invests in real estate as well.

My two pieces of advice1) Let nothing stop you - Turn your biggest challenge into your biggest advocate!

One of the biggest issues I see is the market being flooded with newbies that are driving priced up and eliminating the margin.We have moved from non performing to buying low price band assets through a wholesaler and then selling with owner financing.  

It beats the 1% rule that I use in my FL market, it is at 1.4% and I will make a few hundred while getting to live in the biggest unit and renting out the other two.

I think Real Estate is by far the BEST investment vehicle available, safest and biggest returns due to leveraging and other tools.

My biggest "gotcha" is to recognize that you are buying a business.  

I read on BP all the time and there are some familiar names I see that just tear people apart on here unnecessarily and they are the ones with the biggest opinions but no experience.

I find it strange that some read "the sum of the parts is greater than the whole" to mean as an investor (or even a home owner) we have to win in every aspect of ownership or 'the sky is falling' starts to occur.One of the BIGGEST mistakes foisted upon the baby boomers was the notion that your home is an investment.
