In situations like this where you did everything possible in the correct way (bid the work, like item and documentation), it may not be worth everyone's time and headache to take this to court.

Andrew,Miami is a very expensive place to build/renovate in some cases it's worth looking at the total funds expected to be used and regroup.

f you're in a good spot with your rental income and keeping a reliable tenant is more important to you, dropping the rent to $2200 might be worth it.
