What they don't realize is there is a very thin shared wall, yard, porch, parking etc and end up hating it.In addition, as mentioned earlier, most units are old and in lower end neighborhoods.

Having a good management company in place is essential for larger properties, especially when your property is not in your own back yard -- or even if it is.A few weeks ago, at one of our properties, the onsite manager became overwhelmed by the task of managing and marketing the property resigned, followed shortly by the leasing agent.Fortunately, we have a management company that was able to send several people from the corporate office right away, to fill the gap while they hire replacements.If we tried to self-manage the property, how could we possibly deal with this situation?

flip side to this is tenant does not do maintenance like they should and your Hvac breaks on you.. or that little water leak that should be fixed is left to create water damage mold ext... there is a fine line here... but yard work snow removal  light bulbs I see.. but in no way do I let them change the filters.. they just wont' do it like I would do it.. filters cost money and tenants by and large will let it go to long...

Option prices must be paid as a lump sum, accepting any payments over time is financing the option, the option reduces the price so you're accepting payments that in the end reduce the price, that is financing in all states.If you accept chickens for the option, there will be a value to the chickens and that's fine.If you allow an additional credit for the eggs to be received in the future, that too has a value, a value received over time that is applied to the purchase price is financing and that too goes to all barn yards.
