One month passed by, then another and another, her saying that she is looking to find a rental place but cant find one, one day i just printed 10 places that were for rent and took it to her lol.  4 months down the road I had to hire an attorney (which i should of done from day 1) and got her out within a month.  

I recently had a wholesaler offer me 600k for it and believe I could sell it for close to 700k at this point.But I'm just going to let it continue to print money. 

I print them And on Sat my wife and I review them and initial and sign the signature pages not requiring a notary.

I don't remember the last time I printed business cards let alone handed one out.

I did have one tenant complain about this ,  I said , its simple you broke it , you pay  for it , read the lease its in bold print .

From the seller's perspective, the MD contract looks legitimate, it's standard procedure, and the seller doesn't have to worry that you drafted a shady contract of your own with "fine print" or weird clauses that could be dangerous for them to sign.5.

You have to market, which takes time: cold calling CL ads, cold calling listing agents who list rentals to see if the owners they represent are in a mood to sell, sending misc. mailers you print yourself because you have a lead but no number to call. 

Make sure you read the fine print on those offers.
