New Maryland Realtor wants to start wholesaling

Hello,

I'm new to being a Realtor (about to take the PSI test) and I'm new to investing...could I be any greener?  I'd like to start wholesaling through my own marketing efforts and have some questions before I begin.  

1.  Are there any downsides to being a Realtor and wholesaling?  I'll disclose on my marketing materials, but is there anything else that is a hindrance?

2.  When I find a home to purchase will I need to have the transaction go through my brokerage or can I privately purchase the property?  I want to be as open and "by the book" as possible but not sure if every transaction has to go through my broker.

3.  Do title companies in MD do "double closings"?...or is it better to assign the contract to the end buyer?  (I assume a double closing is where my purchase of the home takes place and the sale to the new buyer takes place in the same day...correct me if I'm wrong).

4.  Because I'm a Realtor, will I have to use the State of MD contract or can I use a simpler contract that isn't as intimidating to a seller?

5.  Similar to question 2 above...when I go to sell the home will I need to have the transaction go through my broker?
