My house has hardwood floors, granite, stainless steel appliances, an upgraded master bath and some custom carpentry/wainscoting in the entry way hall and up the stairs.There have been a couple recent comps at 1700/mo and 1850/mo (the latter being another model like mine with only upgraded floors).

From your expertise, we can only guess you imply a PM ditching a property owner, that's  an assumption.You have a contractual relationship (another assumption) and it should contain a termination clause - - use it :)

I built custom houses in Japan for 20 some years and have had a couple of real estate transactions in Missouri, but after 37 years of living overseas I am coming back to the States to begin a new chapter.I am interested in Real Estate Investing, Wholesaling, Rentals and Commercial Properties.I am interested in any suggestions for REI meetings in the Portland area and the Seattle area.

Our documentation and emails etc always contain our usual disclaimer regarding legal and financial advice, so as best as I'm aware, we're operating legally  . . . . and probably just as importantly . . . . . ethically.

I would also expect you to only get referrals to contractors that work directly with end customers.
