I was thinking about owner financing a property to a buyer and I need some help to figure out if this is a good deal or not.I paid $235,000 for the home.

My wife and I own a home in Woodinville, WA and next year will be our second year owning the home.

And i chose a 4 plex because it seemed like the smartest play. the 3 units that I am renting out pay for the mortgage.

I’m very sad to say that he has quit the biz due to illness and I am having a terrible time finding someone to step in his place.

The home was built in 1940, and I think most of the stuff is original. 

What happens few months later property got an offer and I want to accept but pay the rehab to curbio but it isn't enough commission for buyer and seller side. 

This scenario doesn't bode well for a 4k, 2 bedroom townhome in a nice location but not the hot spot where the action is walkable.Sell if you can and look for a better opportunity to invest.I have 20 rentable units.......all considerable lower cost than yours and I am finding it harder to keep the rents I have now.  

I'm in the process of buying my first flip and I want to move in while fixing this property.Any advice is appreciated.Thank you 

If the house is priced properly, is in good condition, and is in a decent location, it should not take over a month to find someone qualified.
