D) or even bird dogging (Par G).For all of the wholesalers who are howling at this thread, again, please ask yourself this question:  If your position is that unlicensed wholesaling is legal, why would ANYBODY ever need a real estate license - including the over 2,000,000 licensed agents who pay $500 - $1,000/year to maintain their licenses? 

However, $200k is a significant “bird in the hand” and you might want to lock in your profit.

It was what I thought wholesaleres looking for bird dogs.  

I would also talk to all the neighbors and ask them if they would like a bird dog fee for sending a buyer your way.

Also - A buyer who BOTH has $400,000 in hard cash to put down on the property AND wants a $30,000/yr front-desk job will be a very rare bird.

I figured I would try to kill two birds with one stone and try and get a multi family residence for my home as well as getting income on the side. 

The problem for me is here - and I know the pitfalls even as I'm saying it - but I'm posting it here to be able to see it hopefully more clearly: is a bird in the hand better than 2 in the bush?
