Need help with assignments, please!!

Hi everyone! I'm a newbie to the game and have been interested in starting REI for quite a while now. I want to start assigning to investors. I'm ready to make my move but the thing that I need to make certain of before I start is making sure of all contracts that I need from start to end. I'm in Southern Louisiana and I just want to make sure everything goes as smooth and legal as possible. Also Can they take the fee for the title search out of closing so I dont have to pay upfront? Do I have to deal with a lawyer and do they get their fees from closing? Is the end buyer responsible for closing cost since they actually buying property? Can a bird dog work for me and how would I contract with them? Sorry so many questions, I just want to come off knowing what I'm doing so I dont get taken advantage of. Thanks for any info u can give!
