Welcome to BP Nation and thanks for the post, it was a great introduction and conversation starter.I too have a very similar business to Jason and have also considered owner carried notes, the problem (as he stated) is selling that note to cash out requires selling at a discount and that discount would typically erase the spread I generated at acquisition and rehab.Hopefully, you can shed some light on how you did this correctly and profitably.I have heard that same definition of financial freedom, however, to be truely "passive" you must be able to have that monthly check come in no matter if you are sleeping, crusing the oceans, vacationing or whatever.

I won't go into detail, but I bought 20 acres next to National Forest in Utah and made it self sufficient: 2 homes, 70' serviceable wind generator, automatic tracking solar panels, a roomful of batteries, a half acre pond (12' deep with rubber liner) and a deep well.It also had a 24x30 garage built OVER a concrete basement of same size with steel door entrance.

After contemnplating on this discussion, and due to the fact that I have recently offered several wholesale deals to BP Nation, I wanted to generate some discussion about this.Here is my argument(for lack of a better term): I have noted that I am switching gears and trying to free up more of my time for a new venture I am involved in (non RE related), as such, I can not continue to take on all the deals I get, hence, they are being wholesaled.
