He is a pretty good whole seller about 3 to 4 deals monthly with 5 years experiencebut, i don't know if its the correct thing to use because when i run my numbers his MAOs are always much lower then my MAOs. now he also stated that the area matters the type of area matters the standard nice house in a nice neighborhood your formula would be ARV X 70%- repairs= MAO - Profit margin= cash offernice house in bad area ARV x 65%- repairs = MAONice house in WAR Zone ARV x 60%- repairs=MAO what do u thing about these?

I have been able to get an absentee owner short sale approved and can help.If this property is listed, you can get a letter from the listing agent noting that the owner is not cooperative.If the property is not listed, then your going to need the seller to sign a listing agreement and at the same time explain the he or she will need a hardship letter.

He has owned the house for 2 1/2 years.I believe it appraised for 329,000.It is a small house 2100 sq ft that needs remodeling.It is in a nice neighboorhoodclose to town on 2 acres.
