I may get another one back!
I have started a couple of thread the last 2 months about getting back a house that I had seller financed. Well, I may be getting another one back and I'm kind of torn on it.
Don't get me wrong, I made money on the other one (got it back for the what they owed me-$90K and put about $1500 into it and sold it for $100K with $3K down. For the record I bought it in '03 for $52 put $2500 in and sold it for $75, got it back 30 months later and put another $8K in and sold it for $92K, so it's been a money maker.
This other one I paid $42K for it, put about $200 into it, including adding a 1/2 bath and sold it for $58. If I get it back I'll probably do a roof ($600 or so) and not sure what else as I haven't been in it since '03. It's a solid little unit and I'm pretty sure I can get $85K-$90K for it this time.
My problem is that it's in TX and I live in CO now. But, if I can make a quick $30K I'll make the trip.
