@Tracy Layton many investors in your position will go without the Property portion of the insurance, but keep General Liability (GL) coverage.GL is usually 10-20% of your total insurance cost, but could be the largest financial claim.

Then on top of that we usually discover a heat vent covered in asbestos & full of old oil fce residue/dust, then we discover a run of random cast iron vent plumbing.

This is a gap that I feel like a real estate agent usually fills....

So, the family cooked 2 or even 3 times a day using various ingredients that would leave a lasting smell.

This usually gets a pretty strong reaction but that's ok.

Most of the lawyers that I contacted are not familiar with the usual investor contract such as, assignments, lease options, etc.

It depends on the area, but usually they have access to 1 MLS for their local market.  

If they don’t have any of those things and make 3x rent and provide good references from previous landlords then it’s usually fine

They do portfolio lending, work with LLCs, will do cash out refi 80% LTV, and will usually do 25yr fixed!
