Hey guys, just want to introduce myself.I own a landscaping company in the Ottawa region and have been listening to a lot bigger pockets podcasts to educate myself.

Currently investing in the Northwest Florida market, and looking at options to cash out refi these properties- I'm a Canadian citizen/resident, and have contacted several national/regional banks looking for a 75% LTV, however the closest I've come is 65% due to the properties being foreign owned.  

I know I live in a very unique MTR environment with more universities within walking distance of all of my properties than anyone else on this continent, but I do want to add to the list of potential tenants, visiting scholars.If your property is near a university or college, visiting scholars are also potential tenants for fully furnished MTRs.

Being new to REI and an investor from Canada, solid advice has been to not venture into an MF as a first investment and that to in a region with challenges.

In that same time period, there have been 1,655,290,000 unique visitor to Zillow.

Is it no longer possible to search members through unique filters? 

Also, a huge tip that I have recently discovered is to do open houses in either the median price range of the market or a very unique property. 

Seem kind of unique for property management, but who doesn’t want clearer communication with their tenants?

It would be great if anyone has some experience with a real good RE broker in theses regions, and a reliable Renovation company.
