They'll move in and see problems and complain about the smallest, weird things.Whereas, if you wait and show it while it still smells like fresh paint and the carpets have stripes from the vacuum cleaner, in their minds the place is in great shape and they will overlook things.It's the same idea as curb appeal.

The tenants will claim stuff was present at move in and you need to have document of the condition at move in to prove yes/no..... otherwise its a fresh start now and you eat the damage they did before you owner itGet your lease in order and give it to them now, so they know what it will be when its time to renew.....

The fresh paint smell gives new applicants the impression that the place is in good shape, too.I'd charge a reasonable fee for getting the garden in shape, as that was their responsibility.At any rate, that's what I think is fair.
