What's your budget for your first investment?  

Near the end of the year I'll be in a position to buy with a conservative budget of 175k and more of a stretch at 225k. 

There are plenty of good areas in Pittsburgh where you can make do with that budget. 

My soon to be architect whispered in my ear that I "might be able to" and this has now aroused my curiosity of making some extra income at a conservative reno budget. 

The renovation costs we budgeted were 45K.

Then we'll rent the property up and enjoy our monthly cashflow for the years to come :) This deal is unique because it's lipstick flip (interior & exterior paint make up 80+% of our renovation budget).
