I also have an interior wall crew, sheetrock, mud, tape and paint company that I have used for 12 years. 

All of these units cash flow "fairly" well and the businesses support themselves, but not much more than that.

Sales comps support the repaired value for the refinance.

We have supported as lender when folks purchased for $17,000 and sold for $30,000 same day.The flipping, land lording might need some cash of your own; even though you can get lender involved for portion of it.There are other tweaks and variations on real estate; which you can explore as well.See what works best for your situation and change as you grow.

Probably about 14X18, with maybe a 1/4 (or less) of that taken up by the laundry area.It does have some vents in the wall as well, and it is an old house so I am guessing it has some leaks and overall adequate ventilation, but being a basement and the property itself has limited parking so I think it works best as a 2 bedroom.

If it's in a cave with "Ugg lived here" scribbled on the walls, id be concerned.
