If not, skip trace the owners of the adjacent properties and see if those owners would be interested in buying the lots next to them. 

If a less desirable area would attract bad tenants and is still rough, I'd skip it.

Very few wholesalers understand what escrow entails or the risk they are putting themselves at by skipping steps in the process.Call around and ask title companies if they offer a 2 hour seminar on how to use title and escrow.
