What am I doing wrong here?

Hello BP, I'm a newer investor and have started my first cold calling campaign!

I pulled niched down lists on Propstream and went ahead and skip traced all the numbers. I had my cold caller call the first 1,000 properties this past week, and the results were not good. It turns out 462 of the leads came back with invalid numbers and other bad information, and the answer rate was only 5.7%.

My entire list is 5,278 properties and don't want to continue cold calling if the results are going to be like this. My cold caller even mentioned these are the worst results he's seen in 3 years. I wasn't particularly looking for fantastic results cold calling a list I pulled from Propstream, but I was expecting better than this.

Do you think Propstream's skiptracing is the issue here, or is this more or less what's to be expected? Thank you in advanced!

Let me tell you what you ALL are doing/saying, and you will see for yourself how wrong it is.

You call people and you get yelled at right?

OK

You need to call.. well in your case over 5k people and no deal yet.

But let's keep the numbers simple. So let's say you need to call 1000 people to get one deal.

That means you have a 0.1% conversion rate. Which means  99.9% of the people you are calling are not motivated. I conclude lists CAN'T TARGET MOTIVATED SELLERS.

So it is DATA proven that these people are the wrong audience. NOT opinion. This is data.

So here is what everyone is telling you.

Spend more money.... to find MORE WRONG people... to get MORE yelled at, to make MORE NO deals!

Are you kidding?

PLEASE people have a bit of common sense seriously.

Nothing can target motivated sellers. No list, no propstream no gadget no AI no NOTHING!!

Why?

Because no one knows when you or anyone becomes motivated. That is why you can't target them.


So no man.

STOP cold calling. Spend the money on SEO of Youtube or Facebook ads.

ONE thing you need to do for sure. Get a website and make it credible!
