Need Help First Deal Under Contract

In need of help with a deal I have under contract in san antonio , its a piece of land for 1.5 acres in a newer sub division near calaveras Lake and the houses are selling for 500k , what do you think it would sell for

Hey man.

Don't put anything under contract if you don't know how much it is worth to cash buyers. That is not how it works. Doing this you are winging it and you will ultimately piss off the seller.

To answer your question of how much it is worth, that is hard to do without knowing the market. How much houses are selling for has little to do with it. Is the land developed? Is it flat? Is it cleared? Is it a lot/parcel? Is it raw land?

I really think you need more education before you get real estate under contract to be honest.

BTW, the golden rule is simply this:

Anyone having trouble finding buyers often implies your numbers are not correct or they don't make sense.
