A few weeks later he sent me a certified letter with some brand new arbhorist from 120 miles away (we live in a big city, he was shopping for someone who would agree with him IMO) to say the tree was dead.

I feel like the property would have multiple offers the first week if I listed it at $600k (which I wouldn't do) but the appraisal came back at $425k.

If you buy a home generally it will be automatIcally insured up to a couple weeks till the details get sorted out atleast that’s how it is for Erie insurance in my area .
