here is a picture of some of the stairs, they do look broken... but unfortunately they are. i have use the grip tape and it came up very quickly, i used the paint with the grit but that wore away in one winter (see right side of picture) and i currently have some rubber treads screwed down to a different set but the have warped and now they are a tripping hazard.

If there were an area of the country where I would pay strict attention to what was deemed prudent, acceptable and conventional practice, it would be an area crawling with attorneys and federal regulators, like VA, DC, and MD.I realize that not everyone is born with empathetic genes or thinking and that many think business is all about screwing the other guy to get ahead, so I don't get upset anymore, it's just a lack of understanding of fair dealing and accepted business practices.The thinking is much like eating an elephant, you do so one bite at a time.

Honestly, I don't think I'll see that kind of deal in my lifetime again, unless there's some kind of catastrophic market implosion again (Although seeing Congress screwing up lately with regards to laws passed recently, that may actually happen)If rental one WAS gaining 20k a year, every year, then you bet, I'd keep it in a heart beat.

I've not yet run accross this in my screening, but the general consensus is that everyone screws up something in life, and since this one happened 17 years ago, then I would consider them as a renter.
