Repair Stair Tread Help

Just looking for any suggestions on stair tread for my apartments. I have 2 multifamilys and there are partially covered outside wooden stairs but the threads are deteriorating. im looking for some help on replacing them, what type of material uswe, anti-slip, or anything that might help

Rotted wood ?? then replace,, if wood is sturdy enough at stringers and not wobbly / weak the big box stores have stair tread material that wraps over front edge and covers the tread. I've seen in very durable plastic with non-slip surface.. otherwise I'd replace each stair tread and then put this covering over it.. 

You don't want a slip fall incident.
