My wife's grandparents are moving into a retirement community and giving me first dibs.

I don't know about you, but my new FI plan is to retire on a passive income of $2k/month and live in Malibu at an out-of-pocket rent of $600/month!

I have a goal of using the cash flow from properties to offset my income and retire early.

What you're really asking is people with high levels of resources to trust you with their retirement, their assets, and their peace of mind, all while you have no skin in the game and are younger and less experienced then them.
