Financing:Can a foreign resident get financing (mortgage) from banks in the USA?

The home would have to be cured back to be used as a residence and this would cost the lender money. 

Many of those residents will trickle out to other neighborhoods over time.  

Additionally, I reside in the Doylestown area, and would not be opposed to forming relationships with other investors in the tri-state market. 

Would a multifamily home value the same as a single family residents?

However i'm not a resident or citizen of the USA so would this be possible through setting up an LLC and still living abroad and doing any related work remotely, or would an E2 visa be the best option. or would it not be possible at all?

Find a pain point and offer them a solution - you win. - You must have a good clean web site, a lead magnet (a form to get info from people in exchange for something cool), Facebook pixel and Google analytics at minimum. 

Your property your rules, you can do whatever you want but if you are looking for a "fair" solution you can split the yard with a fence so you each have your own private space.

Over the last 18 years I have purchase real estate (HUD fixer-upper rent and sell, 6 unit apartment, duplex and single family home) I currently have 1 duplex, 3 single family home and a commercial building all within the state in which I reside. 

I have the following clauses in my lease:Indemnification of Owner’s Agent: Resident(s) [agree/agrees] to indemnify Owner’s Agent for any liability arising before termination of this Agreement for personal injuries or property damage caused by the negligent, willful, or intentional conduct of Resident(s), [and/or] [his/her/their] guests or invitees.
