Deals are hard unless you buy a complete remodel, and even then the numbers are difficult to justify.  

We did a cosmetic kitchen remodel (repainted walls, cabinets, installed tile), laid LVP throughout the house, and cleaned up the bathrooms.

Great tip for finding those GCs is to find a house being sold by Zillow or Opendoor, call them and ask who did the renovation, those companies already did all the work to find GCs that are willing to give good prices for volume work.It’s been my experience in Austin that GCs that do high volume work de-prioritize small residential remodels, so you’ll be waiting months for your project to be finished.

All of the property we've purchased so far is sub-$75k needing major remodel work with the exception of the fourplex were closing on next month which is 50% occupied and needs only cosmetic work.

Hi I just purchased a property about a month ago newly remodeled and now I have water coming from outside into the garden apartment through base boards and it looked like they put tar down outside along wall to try and stop leaks but didn’t do a good job so now water is seeping in at first it was a little but since it’s been raining all day it’s becoming more and more flooded I don’t know what to do I tried calling my lawyer but I’m getting no answer was just needing some advice on what to do I’m so upset right now
