@Curtis Wilgenbusch what does your capex budget entail. Assume 1000 sf per unit. Floors have 10 year life span. My area it is $6 sf to replace floors. 3000 sf* $6 sf=$18000. $18000/$78= 230 months. Guess you won't replace the roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc.`I use 10%. Vacancy of 5% is your tenants staying an average of 20 months. I use 8% or 1 turnover per year. $26 per month per unit for repairs is low. An average service call for me is $150. How are you going to paint between tenants. I use 5%. You have no PMI in your mortgage calc.
