I am looking to rent out to a couple room mates and wanted some guidance on zoning.

This is probably in a flood zone; safer to go with $250/mo.6.

I’m looking into re-zoning and repositioning now and I saw that you’re familiar with it - mind if I ping with a few questions? 

I've heard horror stories of folks buying apartment buildings and getting caught up on things like zoning issues, utilities, etc. 

Look at the absolute worst month and see if it was still positive. and 11cap is pretty high unless you are in a war zone, I would double check all those numbers and all your expenses, but if they still pan out, I would pull the trigger.

Govmit takes all the time though through land use laws.. properties can get down zoned and you lose value.. or they can get upzoned and you make a win fall.lets just hope and prey this is just a 3 month event.. most if not all landlords are not going to go broke in 3 months of no rent. 

I don’t mean to pee on your Cheerios but I would do your due diligence with Utica planning and zoning as well as public works to see if they have anything.

How do I find out the zoning for this property?
