Wow, this looks amazing. A four plex for this price that also does not need repairs is a phenomenal deal. I am assuming that this is an off market deal. I would probably look into tenant lawsuit history if you move forward as well as verify the rents. Without knowing the circumstances of the sale, I would assume something is going on for the owner to drop it this cheaply. 

The numbers are really, really good, so the next steps are verify, verify, verify. Rents, expenses, everything.
