Right now I am mostly interested in learning and discussing the marketing and prospecting piece of finding new deals.

I'll regularly upload my asset manager emails into a custom audience and get somewhere between 20-35% of them with Facebook profiles that I can market to as well with customized ads, videos or other marketing.  

Also, a permit means nothing to a prospective/under contract buyer.

The house is wired for cable and fiber optics so that should cover most prospective tenants.

Also, the prospective tenant says she will prepay you each semester.  

But I think I can just as well play the role of business owner, since I think I have more value to offer there.The business would require about 2-4 acres of property to build an air-conditioned warehouse-like structure with customer parking.  

Always remember to do the math analysis and try to look at prospective properties before you make your offer or at least have a clause in the sales agreement that allows you the time (about 10 to 15 days) to make a detailed inspection on the subject property and possibly back out of the deal without a penalty that will hurt you too much.  

As for taxes, I carry over lodging, bed, and the soon-to-be sales tax in my town, to my customers.

Prospective tenants seem to look only at the advertised price.
