After 18 years, I keep a mental list, always knowing who/what I’m dealing with.

It's a lot of physical labor to rehab and rent a property, but it's just as much mental labor to choose someone else to do it for you.

Even my local AZ REI club was promoting a couple guru workshops and I didn't get much out of attending.

I'm new to REI and was introduced to the site by a colleague and potential investment partner.My profession is IT consultant, but I'm hoping to make my business real estate (I've got the Rich Dad, Poor Dad mentality). 

Has anyone use local newspaper ads to promote their 506 (c) offering?
