I would use this as a hard money lender like you saidborrow the money, season the unit, refi and pay him off.Though I fear it's unlikely he would go for this, i know I sure as hell wouldn't.Unless you have no other options I personally wouldn't pursue this option if it had to be long term.

I only sold to investors NO owner occs.. for fear of Dodd Frankenstien.I love the note business.. we have sold over 1500 notes to our investors in the last 5 years with 2017 being our best year ever... once the investors get used to those cash flows and the way we set them up were its turn key note investing IE they don't have to hunt for ever to find them.. its pretty cool.

@Austin Tam...you are practically my mirror image :)..... my wife and I both have good paying jobs, no debt except the mortgages on our rentals....our house is paid off etc.....I understand the warm feeling of the "set it and forget it tenant", but if you are well under market rent, then you are making a mistake in not increasing the rent some amount- the current market rent in your area should be the big factor- I understand the concern with losing a "good tenant" and fear that the next may not be so easy.
