Don't compare interest rates, compare velocity.You want to have access to emergency cash for issues with the rental, so you'll always be setting aside a portion of the rent to that purpose rather than paying it back to the mortgage.

Qualification for these loans is a bit more strict, but if you plan to personally occupy the property for at least some portion of the year, and to retain ownership exclusively, then this might be an option for you.

Some of the surrounding towns don't regulate STR, at least not yet.Regardless, if you purchase a property in any good size city that you intend to use as a STR, I would suggest you purchase it such that you have multiple exits.
