I would not be too concerned about the STRs because from what I am seeing with the STR owners transitioning to LTR, most of them want to rent it furnished as a LTR and charge more than market rent.

I have a home owner requesting $94-139k HEI loan, structured to pay the loan when the house is sold, in 10 yrs. 

They mentioned that primary residence owners get a tax exception.
