IMHO, a rent to own can work but you can't rush credit repair and you can't change bad habits over night.  

If your son dump 5 gallons of the stuff and then parties all night yes you'll have problems, but standard operation is fine.

Flipping can be tricky so definitely dive into the material and take some action with a mentor!

I was thinking about letting my kids live here and doing my normal routine here, letting them remain in school here, and just going "home" 4-5 nights a week and coming back before they wake up.

@Brad Gibson have tenant make a police report, have the property secured for the night, and address tomorrow with handyman.

So,  I was sittig around one Friday night and as I like to do, I was having beers and "scrolling for dollars "on my smart phone.
