@Cory Adams one thing to consider is becoming a Hard Money Lender.Holding properties or flipping properties in a SD401k can definitely be done but there are a lot of headaches dealing with paying contractors, etc with funds from the SD401k where you may have significant delays or fees for each check you cut - depends on the servicer.If you build a good network of investors in your area that are looking for funds, you can get 10-14% returns depending on the laws for your area with minimal risk depending on what LTV you loan at.

With regards to hassles, the only hassle is when there are unexpected expenses, but if you buy right, then you'll have budgeted for them upfront so it's less of a big deal.That being said, I have another physician I work with who has a few SFRs that he oversees some minimal rehab and manages himself.

Beyond the minimal amount needed for long term living security, I personally find it distasteful that people buy so much junk.

Really wanted to put myself in a stronger equity position since appreciation will be minimal over the next few years (again I'm guessing).Going in with 10% down and estimating cash flow of approx $238 per month net.Property taxes are 2% and factoring $160 monthly misc maintenance expense.Please send me some thoughts.

Damage due to the fire was somewhat minimal considering the situation but the place was sooty from to to bottom and there was a lot of charred wood in the area of the actual fire.

And to minimize competition I thought of buying higher end, (larger initial investment) homes, that could result in higher profit, but not sure of the market much over there.

As a contractor I believe underlayment is very important under laminated flooring (unless the flooring has integrated underlayment) as it helps minimize the moist penetration and overall help with the squeaking of the floor.
