I would schedule an appointment with a tax pro to make sure you're all setup correctly and compliant before growing or moving forward. 

As long as you have internet, which obviously you do, you can buy real estate from anywhere.

Make sure you're not going to wind up paying for phones and internet too unless you want to include that.

A really smart guy named George Box said "All models are wrong, but some are useful" And to be honest, I'm not going to bother changing one of my full models to suit this unique situation; its more work and all I'd get out of it is fake internet points. 

Utilize all the resources you have on the internet, including but not limited to, BiggerPockets.

Issues with this:All the remotely controlled locks I have seen require wifi so I would either need to pay for internet connection OR require my tenants to let my door lock onto their networks.
